Anaheim Elite Windows provides professional residential window installation in Anaheim, CA for residential and commercial properties across Orange County. What you buy on an installation day is mostly invisible by evening. The trim goes back on, the stucco is never opened, and everything deciding whether that opening stays dry sits behind both. This page is about that hidden layer.
The bulk of the housing here dates from the postwar decades, which means wire lath, three coats of stucco, and asphalt-saturated building paper behind all of it. That paper is the drainage plane. Anything the stucco lets through travels down the paper until something interrupts it, and every window is an interruption.
Lapping is therefore the detail that decides the job, and it is the one nobody can inspect once the patch cures. A sill pan flange belongs under the paper at the jambs. The head detail belongs over the paper above. Each layer has to shed onto the one beneath rather than behind it.
Reverse a single lap and the wall still looks finished while it feeds water into a stud bay every time it rains hard. We have opened plenty of openings in this stock where the only thing between the paper and the framing was a bead of caulk somebody ran in 1987.
The hole itself gets read before anything new goes near it. Diagonals both ways, sill level, jambs plumb, and the figures written on the order rather than kept in somebody's head. Six decades of loading leaves very few tract openings square, and a frame forced into a racked hole binds inside a season.
Shims belong at the anchor points, where they hand weight to framing; one slipped in halfway up a jamb to tidy a gap bows the frame outward and the sash then stops touching its weatherstrip. Fasteners come off the manufacturer's installation sheet — spacing, screw length, how far back from a corner — and screws driven until the frame quits moving void the only document saying the window performs.
Then the perimeter, sealed with restraint. Backer rod and a sealant chosen for the joint's movement does it. So does a low-expansion foam used sparingly. A can of ordinary foam emptied into the cavity closes the gap and bows the jamb in one motion, and nothing afterward will seal it.
Anaheim's Building Division issues the permit and prints a window replacement line on its own application with a field for how many openings, so the work is logged whatever the scope. The energy compliance form rides along with it, and the inspector wants the labels still stuck to the glass.
Here is the advice that costs us work. Where a sill has gone spongy, or an opening has racked beyond what a shim pack can honestly correct, a window is not the thing to buy yet. The framing repair is, sometimes from a carpenter instead of us. An ordinary unit set into a sound, drained, square opening will outlive an expensive one hung in a bad one.

Materials, equipment and how we do residential window installation
The difference between residential window installation that lasts and residential window installation that gets redone in three years is almost always preparation and materials, not the finish you see on day one. We work with soft-coat low-E glass coatings, argon-filled insulated glass units, warm-edge spacer systems, vinyl, fiberglass and clad-wood frames, spec them to the job instead of to the invoice, and write the material grades into the free estimate so you know exactly what you are buying.
Every Anaheim job runs the same way: site walk and measurements, written scope and fixed price, protection of the surrounding area, then the work itself with a daily clean-up. 20+ years of window work in Orange County means we have already met whatever your property is going to throw at us — awkward access, older construction, an HOA with opinions.
